How Long Should Your Hot Water Heater Last?

It would be nice to know when the time is right to replace your water heater before it springs a leak and causes an inconvenience or worse yet, damage to your home.  Typically a residential hot water heater lasts between 6 and 12 years.  Beyond 12 years, you are on borrowed time! The longevity of your tank is affected by things like the type of water running through it and whether you have maintained a schedule of draining and flushing the tank every year as recommended by tank manufacturers.  In reality, this is seldom done by homeowners.  Congratulations if you are among those that do!

Water heater problems normally become self-evident:  you turn the hot water faucet on and it fails to summon hot water, you see dripping or puddles near the water heater or the tank emits unusual gurgling or popping sounds. These are the most common warning signs that your hot water heater is likely in need of replacing.

If you determine you have some of these warning signs you have time to review your choices of type, size and model rather than rushing to find a replacement on a Friday night after it has leaked all over your home.

Here are some signs that you may be ready for a new hot water heater:

  • AGE: On average, your hot water heater should last anywhere between 6 to 12 years.
  • WATER: When you use your hot water, does the water look a bit tinted?  If so, there may be rust in your water heater, this is likely an indicator that your water heater is showing signs of wear and may begin leaking.
  • GURGLING or POPPING: These noises are caused by the buildup of hard water sediment heating up inside your water heater tank.
  • MOISTURE: Look around the base of your hot water heater for dampness, this may be a symptom of a slow or intermittent leak.
  • COLD WATER: An unexpected cold shower is not only bad way to start your day, it’s an indicator that your hot water heater needs to be checked out by a professional.
  • PUDDLES:  It’s time to call streetdance3.ru, to look into replacing your water heater ASAP!

What kind of hot water heater do you need?
These are some key questions you should consider in your decision making process.

  • Are you looking to invest in a conventional or tankless hot water heater?
  • How many gallons of hot water do you need during peak usage?
  • How many users are in your home? It has likely changed since your last installation.

To help you better answer these questions and find the right hot water heater for your home, contact us at your convenience.  We’ll gladly provide you with all the information you need to make an informed, educated decision.

Why Schedule A Heating System Tune Up?

Scheduling your heating system tune up is well worth the investment -   especially if the technician discovers something which may have stopped functioning during one of the coldest nights of the year or in the middle of night or weekend.  Similar to having your oil changed and your tires rotated, your heating system needs to be maintained to insure it is operating safely, efficiently and properly.  Annual tune-ups also help to reduce your energy bills and extend the life of your heating system.

According to ENERGY STAR, as much as half the energy utilized in your home goes to heating and cooling your living space.  Keeping up with routine heating and cooling system maintenance reduces your energy use and cuts your utility bills.

My Heating System Seems to be Operating Just Fine…

Unless your heating system is making strange noises or showing obvious signs it’s malfunctioning, homeowners generally assume it’s operating correctly and efficiently.  Unfortunatley, that is not always the case; our professional heating technicians know what to look for before it evolves into a serious and costly repair.

If you haven’t done so already, call now to schedule your annual tune up at a time convenient for you!  .

Annual tune ups typically include the following:

  • Airflow checked for correct temperature
  • Check flue and draft
  • Verify operation of high limit control safety
  • Verify operation of gas valve
  • Check zone controls
  • Check ignition and starting
  • Check and tighten electrical connections
  • Measure volts and amps
  • Check thermostats

  • Visually inspect heat exchanger
  • Clean and tune burner assembly
  • Light cleaning of Furnace/Boiler

The importance of sewer line inspections before buying a home

Everyone knows that a critical step in buying a home is the home inspection. However, very few people realize the importance of also asking for a sewer line inspection – especially for older homes. Sewer line replacement is a costly endeavor. In fact, the average price of installing a new sewer line  runs anywhere from $5,000  up to $15,000 or more.  Taking the time to work with a reputable plumbing company to conduct a sewer line inspection before you buy a home can save you headaches and a significant amount of money if the inspection indicates the need for replacement.

Perhaps the most common problems affecting sewer lines is when tree roots grow into the lines. Tree roots get into tiny openings within pipes and expand in the sewer line. These roots affix themselves to debris that flows through your pipes, which then results in a sewage build up and often a back up of into your home.  Tree roots can damage your pipes and require a costly excavation to fix the problem.

Tips for Preparing Your Home for the Fall and Winter

It’s that time of year again! Many of us look forward to the change in seasons and the activities that it brings. Whether you’re a Sunday football fan, hosting this year’s Thanksgiving feast or excited about the new season of your favorite TV show, you’ll want to keep your home warm and comfortable all season long.

Getting ready for the fall and winter seasons is an important aspect of owning a home. We’ve put together a list of a few things to consider as the falling leaves turn into falling snowflakes!

  1. Walk around the exterior of your home and perform a simple visual inspection. Look for any items that might need attention; from the foundation to the roof, are there any gaps or cracks in the siding, do the garage doors close completely to the ground? Time to complete: 15 minutes.
  2. As you put away your hoses and gardening tools check your spigots to make sure they are drip free. Time to complete: 5 minutes.
  3. If you have a swimming pool with a heater, clear away any debris surrounding your pool heater that might help a rodent construct a nest over the winter. Time to complete: 10 minutes.
  4. Check your front door, patio door and any other entrance to your home. Do the doors have any gaps where air could escape or invite cold drafts in? Time to complete: 5 minutes.
  5. The windows should also be checked for gaps or cracks in the glass or frames.  If you have screens, consider changing them back to storm windows as an extra layer of insulation. Time to complete: 10 minutes.
  6. Make an appointment to have your chimney cleaned and inspected.  Time to complete: 10 minutes
  7. Call streetdance3.ru to perform your annual heating system tune up.  Time to complete: 10 minutes
